Securing a rental property

Once you have found a property through Simpson and Partners we require:

All persons over the age of 18 to complete an application form. (Download form here). Applicants must be in full time employment and if in receipt of Housing Benefit, please let us know as the process is slightly different. We also require two forms identification from all parties (passport/driving license and utility bill/bank statement/credit card statement).

Once in receipt of your application, the Landlord of the property will be contacted to agree the terms of the let, subject to references and contract. We require an administration fee, this can be paid by bank draft payable to Simpson and Partners, or cash. The application fee is non-refundable.

Once references have been completed you will be notified of a ‘check in’ time on the day of occupation. At this stage we will require all parties to be present to sign the Tenancy Agreement, Inventory along with payment of the first months rent and deposit (equivalent to six weeks rent).

As set out in the Tenancy Agreement, it is important to ensure you have adequate cover for your belongings. We will provide you with a Contents Insurance quotation which is a simple process and will only take a few minutes.

You will be given a tenants information pack on move in and contact details in case of emergencies.
