After our initial conversation, we’ll organise a free valuation – no strings attached. Taking into consideration your preferred timescale for selling and current market conditions, we will provide a range of realistic figures aimed at achieving the best price in the shortest time. 

The Perfect Partner for Your Journey

Once happy with your listing price, you are required to instruct Simpson and Partners to take your property to market which you can easily do over the phone. We’ll then visit your property to take measurements and a series of professional photographs, alongside recording specific details to create a floorplan that will attract more viewings. At this point we’ll discuss the contract agreement and once signed, your dream move will be one step closer. If at this point you need independent financial advice, our independent financial advisor at Simpsons Financial is on hand to answer all your questions. 

Signposting the Way

When it comes to marketing your property, we know best. Using a range of online and offline techniques we’ll get your home in front of thousands of potential buyers. Our database links directly to national portals including Rightmove, as well as our own website so your property can be viewed 24 hours a day. Our software-linked branches allow anyone across the Simpson network to share your property details with prospective buyers and offline, your property will be displayed in our prominent town-centre locations using illuminated window boards for increased exposure day and night. We also take advantage of popular social media platforms to target the right audiences.

Taking in the View

Our 20 years of industry experience ensures that each viewing we conduct will put your property in the best light. We know the important questions to ask potential buyers and are intent on making the most of each viewing. Unless requested otherwise, we’ll aim to accompany every viewing, arriving ahead of time to greet the buyer on your behalf. You don’t need to be present throughout the viewing. If an offer is made, we’ll liaise between you and the buyer until a figure is agreed, and will again evaluate the buyer’s ability to proceed.  

Navigating the Crossroads

Once a price has been agreed between the buyer and yourself, we will help to direct everyone towards the next stages of the journey. We’ll prepare the memorandum of sale and write to all parties involved to confirm the agreed price. If you haven’t chosen to use one of our recommended conveyancers, you’ll need to give us their details so we can pass over any details they need. Your conveyancer will then prepare and send the draft contract to the buyer’s solicitor. Surveys can now be arranged and a date proposed for exchanging the contracts and completion. 

Reaching your Destination

With your journey coming to an end, Simpson and Partners will ensure your final steps are the most rewarding. On completion or moving day, the balance of the purchase price will be transferred to your solicitor from the buyer’s solicitor. The keys will be handed over to the new owner as soon as we receive confirmation of payment and similarly, if you’ve bought a new house, you will receive your keys too. Once everything is settled, we’ll be there to celebrate the successful sale of your home and to offer our thanks for letting us join you on this journey.
